Where businesses are in Morecambe
- White Lund Employment Area: The district's largest employment area, about 100 hectares between Morecambe and Lancaster with the Bay Gateway link road running through it, used mainly for general industry with some offices and warehousing, plus trade counters and car showrooms.
- Port of Heysham Industrial Estate: Industrial estate of 12.4 hectares directly next to the Port of Heysham, with access to the Bay Gateway link road, occupied by a range of office, industrial and warehouse uses.
- Heysham Gateway: Lancaster City Council's surplus land either side of Imperial Road in Heysham, a former ICI chemical works near the port and the two EDF nuclear power stations, which the council consulted on in June 2025 as a major employment development.
Large employers and sectors with sites here include:
- Ports and freight (Heysham Port): Peel Ports announced a £10m investment in Heysham Port in April 2025 to reconfigure the trailer park and add smart gates, benefiting Isle of Man Steam Packet, CLdN and Stena Line, which is deploying two new ferries that add 40% freight capacity.
- Tourism (Eden Project Morecambe): VINCI Building was appointed main contractor in April 2026; groundworks for a 1.5 acre community garden begin in August 2026 and the full destination is on track to open in winter 2028, supporting more than 1,000 jobs, the council said.
Large, simple roofs on distribution sheds and modern industrial units are usually the quickest and cheapest to fit. Older mill, factory and workshop buildings can work well too, but often need a structural survey first, and roofs from before 2000 may contain asbestos cement: see asbestos roofs.
Grid connection
Morecambe is served by Electricity North West (North West licence area). Almost every commercial system needs G99 approval from the network operator before it is switched on, and the question is usually how much the local network can take back. Where export is limited, a G100 export limitation scheme can let a larger array connect. See G99 and DNO applications.
Planning in Morecambe
Morecambe follows the national planning rules for England, decided by Lancaster council. Rooftop solar on most non-domestic buildings is permitted development, within height and edge limits, and systems above 50 kW need a prior approval application covering design and glare.
Points that come up locally:
- Morecambe has two conservation areas: Morecambe West End, dating from 1991 and covering the Victorian promenade and grid of streets, and the Morecambe Conservation Area, designated in 2003 with 27 listed buildings including the Grade II* Midland Hotel and Winter Gardens, so check before planning roof panels in either.
Our guides on listed buildings and conservation areas explain what these mean for a solar project.
What a business roof in Morecambe could generate
Modelled with PVGIS for the town centre, a south-facing roof at 30 degrees produces about 936 kWh per kWp a year.
| Item | Illustrative figure |
|---|---|
| System | 100 kWp, south facing at 30 degrees |
| Installed cost | £900 per kWp, so £90,000 excluding VAT |
| Generation | About 93,600 kWh a year |
| Used on site | 70% at 24p = £15,725 saved |
| Exported | 30% at 5p = £1,404 earned |
| Total a year | About £17,129 |
| Simple payback | About 5.3 years before tax relief |
Illustrative, not a quote: the same sums as our commercial solar calculator. A company paying corporation tax can usually shorten the payback with capital allowances.
Funding and support
We found no council or regional grant for business solar open in Morecambe at the time of writing (November 2026). National reliefs still apply, such as capital allowances and, in England, the business rates exemption for onsite renewables: see grants and reliefs in England.
