Where businesses are in Elgin

  • Elgin Business Park (Barmuckity): A business park of about 30 hectares at the eastern entrance to Elgin, reached from the A96 by a new roundabout; Moray Council approved a framework for business, industrial, retail, leisure and housing uses there. Its first approved project was a 61 bedroom Travelodge in 2018.
  • Chanonry Industrial Estate: Industrial estate where Moray Council lets workshop units on Chanonry Road South and Chanonry Spur and small office and storage units at Chanonry Business Centre on Chanonry Road North.
  • Tyock Industrial Estate: Established Elgin industrial estate where Moray Council also lets industrial units.

Large employers and sectors with sites here include:

  • Textiles (Johnstons of Elgin): Johnstons of Elgin, founded in 1797, makes cashmere and fine wool knitwear, accessories and cloth at its Elgin mill, which also has a visitor centre, and its Hawick mill; it employed about 1,100 people in August 2025.
  • Healthcare (Dr Gray's Hospital): NHS Grampian is rebuilding consultant-led maternity care at Dr Gray's Hospital in Elgin; in June 2025 it had recruited 80% of the staff needed, backed by over £6 million of Scottish Government funding, with a target of the end of 2026.

Large, simple roofs on distribution sheds and modern industrial units are usually the quickest and cheapest to fit. Older mill, factory and workshop buildings can work well too, but often need a structural survey first, and roofs from before 2000 may contain asbestos cement: see asbestos roofs.

Grid connection

Elgin is served by SSEN Distribution (Scottish Hydro Electric Power Distribution, North of Scotland licence area). Almost every commercial system needs G99 approval from the network operator before it is switched on, and the question is usually how much the local network can take back. Where export is limited, a G100 export limitation scheme can let a larger array connect. See G99 and DNO applications.

Planning in Elgin

Planning in Elgin is decided by Moray council under Scotland's own system. Non-domestic rooftop solar is often permitted development under the Scottish rules, but not on listed buildings, in National Scenic Areas or within 3 km of an aerodrome.

Points that come up locally:

  • Elgin has two conservation areas, Elgin High Street (about 19 hectares, 78 postcodes) and Elgin South (about 15.7 hectares), so check whether a building is inside one before planning roof panels in the centre.

Our guides on listed buildings and conservation areas explain what these mean for a solar project.

What a business roof in Elgin could generate

Modelled with PVGIS for the town centre, a south-facing roof at 30 degrees produces about 868 kWh per kWp a year.

Item Illustrative figure
System 100 kWp, south facing at 30 degrees
Installed cost £900 per kWp, so £90,000 excluding VAT
Generation About 86,800 kWh a year
Used on site 70% at 24p = £14,582 saved
Exported 30% at 5p = £1,302 earned
Total a year About £15,884
Simple payback About 5.7 years before tax relief

Illustrative, not a quote: the same sums as our commercial solar calculator. A company paying corporation tax can usually shorten the payback with capital allowances.
